Many people buy real estate at some point in their lives, and often more than once. Although buying real estate is common, few people are educated buyers. I have bought real estate many times and I learn from every sale. I hope that some of the things I have learned, that I will share, will help you with your buy. I have to start with the famous "location, location, location." speech. I hope this isn't the first time you've heard that location is very important when buying real estate. Each lot is unique in a variety of ways. Each state, city, and even neighborhood can have its own laws, rules, and culture. Some areas have very low taxes and some can have very high taxes even within a few miles of each other. The view or the lack of it is also something to consider when making a sale. Sometimes a house can have a great view while the one next door doesn't. Consideration of location is important for many reasons, but it is not everything. Many people think they ma...

Some Points To Keep In Mind When Selling Real Estate

Many people sell real estate at some point in their lives. Although it is common to sell real estate, there are not enough people who are competent sellers. I have sold real estate often and I learn from every sale. I hope some of the things I learned, which I am revealing in today's post, can help you sell. The most wide used way of selling real estate is trying to get a cash sale. This is where you will get the full amount of money for your real estate at closing. This is probable the ideal way for most sellers. Sometimes this is not always a good option. For example, if your property fell on price or for some reason you can not sell your home for the price you want to get. There are more good options available, such as offering through a land contract.  My favorite method of selling a home is through land contracts. You may have heard of land contracts called "seller financing" or "rent to own" or something similar as well. If you don't have the full sum...

A flood encouraged us to make home improvements

Just a year ago our house was flooded by a tropical storm, there was too much rain. It was amazing how much damage six inches of water could do to a house. We needed major repairs to our house, so we have to hire a contractor to do what should be done. Since the house was being repaired before the flood, we decided to make some cosmetic changes. My husband and I talked about those changes before the flood happened. The first thing we agreed to do was add recessed lighting to our master bedroom and living room. It confuses me why the home builder was unable to add lighting to these two rooms. My husband had always hated how dark these rooms were. We put six LED lights in our bedroom and four more in the living room. These rooms are now much brighter and I love being in them now. After that, we talked to our contractor about taking down the wall in our kitchen and dining room. He said that the wall in question was not a load-bearing wall and it went down. He replaced the wall and extende...

A do-it-yourself homeowner looks for home improvement projects that increase home values. Many projects are small and won't hurt your pocketbook. But, these projects can provide more equity to the home, once the project is complete. Most homeowners limit their budget to around $ 5,000 for any home improvement project. Although it is not a great deal of money, there are quite a few things that can be done to enhance the beauty of a home. Little things supplement its functionality or replace much-needed equipment. 1. Installation of a wooden fence For less than $ 5,000, it's easy to add a wooden fence around the outside of the property. This type of fence can add value to the current home landscape. A fence has the benefit of backyard privacy, or use it as a dog restraint. Additionally, adding a wooden fence as a home improvement project offers an additional level of home security. Investing in a wood fence can be within the budget of most homeowners. A fence can be installed lik...
