I have to start with the famous "location, location, location." speech. I hope this isn't the first time you've heard that location is very important when buying real estate. Each lot is unique in a variety of ways. Each state, city, and even neighborhood can have its own laws, rules, and culture. Some areas have very low taxes and some can have very high taxes even within a few miles of each other. The view or the lack of it is also something to consider when making a sale. Sometimes a house can have a great view while the one next door doesn't. Consideration of location is important for many reasons, but it is not everything.
Many people think they make money from real estate when they sell. But many smart investors will say that they make money when they buy. I am sure that money can be made from both transactions. You want to find a good deal when you buy and that will make it easier for you to earn money when you sell. Negotiations are important, and to help with this you need to have a good real estate agent you can trust. Remember, you do not have to pay the sale price and do not be afraid to insult the seller with a low offer. If the offer is countered, don't feel like you have to meet in the middle or raise your offer as much as they lowered the price. You will end up with a lower price if you go up in smaller amounts than the seller goes down. If the property is not attracting offers from others, you may want to let the seller sit for a while and will downgrade or reconsider a lower offer.
Some people like to find the diamond in the rough, but when it comes to real estate, it is the opposite of what you would like to buy. If you own the best house in the neighborhood, you overpaid. The real estate around your property affects the value of your property. If you are surrounded by property that is less valuable than yours, you are reducing its value. But, if you find cheap real estate in an expensive neighborhood with work needed, you may increase the property value. Every neighborhood has limits on the value of a property, no matter how much money is invested in it. Don't go over that limit, otherwise you are wasting your money.
Continue to learn more and do your due diligence before buying any property. Buying real estate can be a wonderful step, but it can also be very expensive, if you don't do your homework first.
